Add your first property

Create the physical property manually, verify it, and use listing import only when that path has been accepted for your account.

Your first result is an accurate physical property record. Creating it manually is the dependable path for a new external account. It does not activate channels, and manual creation does not create the vacation-rental operation that follows.

Before you start#

You need a verified account, the correct active team, permission to create properties, and room under the plan's property limit. Search Properties first so you do not duplicate an accommodation that already exists.

Create it manually#

Follow Create your first property manually to enter the owner, address, map location, physical details, and photographs. Verify the saved record before creating its vacation-rental operation.

Use this route when you are a new external customer, when no compatible listing exists, or when URL import has not been explicitly accepted for your account.

When listing import is an accepted path#

The Booking.com and Airbnb URL importer is an assisted onboarding option, not the default external path. A visible URL field does not prove that import has been accepted for every account.

Use it only if your existing setup already depends on this workflow or your Holidario onboarding contact has explicitly confirmed it for the listing and account. Otherwise create the property manually. Do not submit a URL merely to test whether the importer is available.

Import from a listing#

After the import path has been accepted:

  1. On the Dashboard, open Add your first property and select Add property.
  2. Copy the complete public URL of the Booking.com or Airbnb listing.
  3. Paste it into Listing URL.
  4. Enter the cleaning fee and licence if you need to replace or complete the information available in the listing.
  5. Select Import property once and wait for the process to finish.

When it finishes, Holidario opens the new property and confirms the import. Photos may continue downloading in the background. Imported data is unverified input: review it before continuing.

Errors and recovery#

  • Import was not accepted for the account: create the property manually; do not retry the URL or send provider credentials.
  • Unsupported platform: if import was accepted, confirm that the URL is a public Booking.com or Airbnb listing.
  • Accepted import failed: keep the URL, reload once, and retry once. If it still fails, create the property manually or use the onboarding channel agreed for your account with the public URL and approximate attempt time.
  • URL, licence, or fee validation: correct the indicated field; the other values remain in the form.
  • Limit reached: review existing properties and your plan before trying again.

Never send OTA credentials or private links to resolve an import.

Verify the result#

Whether you created the record manually or used an accepted import, check at least:

  • name and address;
  • map location;
  • capacity, bedrooms, bathrooms, and beds;
  • applicable licence and legal information;
  • description, amenities, and photos;
  • cleaning fee;
  • imported platform, listing identifier, and URL, if import was used.

Correct inaccurate data before configuring availability, prices, or live connections. If you created the property manually, continue by creating its vacation-rental operation; do not assume the property alone is ready for sale.
